A place that has been home to countless drives for more than a decade will now welcome the opposite.
A new store has opened in the former golf practice and driving range on North McHenry Avenue in Modesto. Nor Cal Performance Golf Center abruptly closed in November 2019. Since then, the approximately 20-hectare site has been empty.
A new owner leased the facility and opened this week as Park Place RV Storage. Around 650 parking spaces are available on the parking space for mobile homes, boats and other recreational vehicles.
The plan has been in the works since last August, when owner Dan Meade took over the site. The retired US Postal Service worker, who last worked as the manager of the Hudson Station on Sylvan Avenue, said the idea for the business arose out of his own frustration of finding a place to park his RV.
“I kept driving past it and thought this would be a great place to park some RVs,” said Meade, who used to golf at the facility before it closed. “Back then, I paid for a 45-foot pitch for my 25-foot RV. And I thought these (fees) should be size dependent.”
The new warehouse offers three different sized parking spaces. Rentals at Park Place range from a 25-foot space for $65 per month, a 35-foot space for $75, and a 45-foot space for $85.
Meade said people could park any type of recreational vehicle or craft they want in their lot “as long as it fits.” But the facility is not designed for diesel-powered vehicles or articulated lorries, so these are not allowed.
Like many others, Meade was part of the pandemic RV boom. The COVID-19 crisis has caused many to reconsider their vacation options and has seen RV sales and use skyrocket across the country.
A report by the RV Industry Association showed a 40% increase in RV production from 2020 to 2021. In the second quarter of 2022, which ended in February, Winnebago Industries reported 39% year-over-year sales growth.
In short, more people are now traveling by RV and Meade hopes to capitalize on this trend with his new business. Meade bought his own RV just before the pandemic hit. He said.
“A lot of people buy RVs and a lot of people sell them, and whoever gets them needs a place to store them,” he said. “We just want to provide a safe and convenient location.”
Meade currently uses about 12 of the approximately 20 acres of the property for parking. The former pro shop is now the warehouse office. The site could be expanded to accommodate around 200 more vehicles if required.
Park Place offers a fully gated facility with high definition security cameras and license plate readers. The facility’s front gate requires a code to enter and exit. And Meade will be installing motion detectors soon.
He credits CoSol’s Tom Solomon, who handled the leasing arrangement, with helping get his business up and running. He plans to be there long-term after signing a 15-year lease on the land. Meade said while it’s sad to have to revamp some of the golf features, he’s excited to be able to bring business back to the site after nearly three years of vacancy.
Nor Cal Performance Golf Center, on the corner of McHenry and Claribel Roads, was Modesto’s only dedicated golf practice facility before it closed in early November 2019. The golf center had around 75 driving range stands and three putting/chipping greens. Before opening in 2016, the driving range operated as McHenry Golf Center for about a decade.
“Right now, I see a lot of people with their RVs, boats, or jet skis parked on their lawns,” Meade said, “and I wanted to provide an affordable place to get your yard and driveway back.” Meade is allowed his own RV there free parking of course. It’s good to be the boss.
